    No. A second mortgage is a completely separate loan. Your first mortgage — rate, payment, terms — is untouched.

  • How is this different from a HELOC?

    A HELOC is variable and interest-only. You can borrow and re-borrow, which sounds flexible — but most people end up making payments for years without reducing the balance. A fixed second mortgage has a set payment and a set end date. You actually pay it off.
